Terms of service

Makonkey (the «Platform», the «Service») is an online marketplace for real-estate sale and rental listings in the Republic of Uzbekistan, available at makonkey.uz.

By registering, posting a listing, sending a chat message, completing a transaction or otherwise using the Platform you confirm that you have read, understood and agree to these Terms, the Privacy Policy, Cookie Policy and Refund Policy.

If you disagree with any provision — do not use the Service. Continuing to use it after a new version is published constitutes acceptance of the updated terms.

The Platform is available to individuals aged 18 or over, as well as to legal entities and sole proprietors duly registered under applicable law.

When registering as an agent or agency, you confirm that you are authorised to represent the owners of any properties you list.

Creating an account in another person's name, using forged documents or sharing account credentials with third parties is prohibited.

Listing properties and completing transactions require registration via a +998 phone number with SMS confirmation.

You must provide accurate information, keep it up to date, and never share your password with third parties. All actions performed via your account are deemed performed by you.

Report any suspicious account activity immediately via the support form or to security@makonkey.uz. We may temporarily lock the account pending review.

A listing must contain an accurate description of the property, real photographs and an up-to-date price in soums. Using other people's photos without permission, copying text from other platforms, or listing properties you do not own is prohibited.

Each listing is moderated within 24 hours. We may reject, edit or take down listings that violate these terms, applicable law or third-party rights, without giving reasons.

You retain rights in the content you upload, but grant Makonkey a non-exclusive, free, worldwide licence to display, distribute and index this content as part of operating the Service.

The following are prohibited on the Platform: — fake listings, misrepresenting property characteristics, hiding material defects; — spam, mass identical messages, intrusive advertising; — insults, threats, discrimination on any ground; — attempts to circumvent moderation (clone accounts, repeatedly republishing removed listings); — automated data collection (parsing, scraping) without written permission; — exploiting vulnerabilities, circumventing security, breaking into other users' accounts; — listings for illegal activity, sale of prohibited goods, fraudulent schemes.

Violations may result in: warnings, feature restrictions, temporary or permanent account suspension, and referral to law-enforcement authorities.

Basic listing on the Platform is free. Paid services include: listing boosting (top-of-feed placement, highlighting), escrow services for secure transactions, extended tariffs for agencies and developers, document verification.

Payments are processed via Click and Payme in the national currency — Uzbekistani soum (UZS). Service prices are shown in your account before payment and include all applicable taxes.

An electronic receipt is generated automatically for each paid service and stored in your transaction history. Refunds are governed by a separate Refund Policy.

Partner services available through the Platform include mortgage programmes from banks (Ipoteka Bank, NBU, Hamkorbank, Asaka Bank and others), insurance, legal document review, real-estate valuation.

Makonkey acts as an information intermediary and is not a party to contracts between you and partners. Partner service terms are governed by their own agreements. Review partner terms carefully before entering into any contract.

Maps, geocoding and routing are provided by Yandex Maps under their terms of use.

Makonkey is an intermediary marketplace. We are not a party to transactions between users, do not own real-estate properties, and do not act as a realtor or representative.

We carry out automated and manual moderation of listings but cannot guarantee absolute accuracy of every post. Final decisions on transactions and counterparty due diligence rest with the user. We recommend using escrow and document-verification services.

The Platform is provided «as is». We are not liable for: lost profits, indirect damages, temporary service unavailability for technical reasons, or actions of users and third parties.

The Platform's maximum liability per claim is limited to the amount of commission you actually paid for the service that gave rise to the claim, over the last 12 months.

You may delete your account at any time from your profile settings or by contacting support. Data is deleted in accordance with the Privacy Policy.

We may restrict access or delete an account for material breaches of these terms, Uzbek law, or third-party rights. Where possible, we provide 7 days' notice; for serious violations (fraud, threats) — without notice.

Termination does not release either party from obligations that arose prior to it (payment for active services, refunds on transactions).

All disputes arising from use of the Platform must first be resolved out of court. Send your claim to legal@makonkey.uz describing the circumstances and attaching supporting documents. Review period: 30 calendar days.

If no agreement is reached, the dispute will be considered by the Commercial or Civil Court of the city of Tashkent in accordance with the laws of the Republic of Uzbekistan.

Governing law: the law of the Republic of Uzbekistan. Proceedings will be conducted in Uzbek or Russian at the parties' choice.

We may update these terms as the service evolves, laws change, or new features are released. The current version is always available at makonkey.uz/legal/terms.

We notify you of material changes 14 days in advance via email, push notifications and an account banner. Minor changes (typo fixes, clarifications) apply from publication.

If you do not agree with a new version — stop using the Service before the change takes effect. Continued use signifies acceptance of the updated terms.
